Comfort with care
Heating, air conditioning, ventilation & energy
Villa Nedda is a connected home. The heating, air conditioning and certain systems can be operated and monitored remotely to ensure your comfort, check that they are working correctly and avoid unnecessary energy use. Please follow the guidance below.
Heating
Central heating is controlled by Nest thermostats, one on each floor. Set the required temperature without exceeding 21°C and allow the system time to respond: setting a much higher temperature will not heat the house more quickly.
Air conditioning
There are two air-conditioning units on the top floor of the main house and one in the barn’s summer kitchen and lounge. Each unit is adjusted separately. Do not set them below 24°C, and switch them off when leaving a room for an extended period.
Fans
The other rooms have fans to improve comfort naturally. They are often sufficient when the house has been protected from the heat during the day and thoroughly aired at night.
Heat-recovery ventilation
The garden-level bedrooms are fitted with heat-recovery ventilation that automatically renews the air. It switches to quiet mode at night. If it still disturbs you, please contact us and we will explain how to switch it off temporarily.
When the heating or air conditioning is running, keep all external doors and windows closed. An additional charge may be requested in the event of prolonged use outside these limits, particularly with windows left open.
During the day: keep doors, windows and shutters closed to prevent hot air from entering the house.
At night: open doors, windows and shutters wide to let in the cooler hill air and naturally refresh the house.
Following this simple routine helps the house remain pleasantly cool throughout the day. Allowing hot air inside during the day makes the house much harder to cool afterwards.
The garden’s automatic irrigation system is controlled remotely. Depending on the season and weather conditions, it may start from midnight onwards. Please contact us if it disturbs you or if you would like it to be temporarily disabled.
Solar electricity
Villa Nedda generates part of its electricity through photovoltaic panels and a storage battery. Whenever possible, use the washing machine, tumble dryer, dishwasher, air conditioning and other electrical appliances during daylight hours. Please avoid running high-consumption appliances at night.
Electric vehicle charging
A Wallbox is available for charging an electric vehicle. Use it only during daylight hours. Outside these hours, the available electrical capacity may be insufficient and could trip the house’s main circuit breaker.
If the entire house loses power, check the main circuit breaker. It is located outside the house, in the grey wrought-iron box to the right of the garden-level entrance door.
The electrical panel, containing the individual residual-current circuit breakers for the various rooms and floors, is located inside the house, on the wall immediately to your right as you enter.
Please contact us if you have any difficulty.

Kitchen, laundry & wood fires
Gas & appliances
The yellow valve under the sink controls the gas supply. If you smell gas, close it, open the windows and do not operate any electrical switches. The tap water is safe to drink.
The washing machine and tumble dryer are in the garden-level cellar, accessed from the garden.
Fireplace, wood-burning stove & outdoor cooking
The fireplace, wood-burning stove, barbecue and pizza oven are available for your use. Please use the supplied wood reasonably; if you use a large quantity, buy your own wood or replace some of it.
Completely cold ashes must be placed in a pink CoABSeR bag and then in the Waste bin.
From 1 June to 30 September
Pool
This small above-ground pool, approximately 70 cm deep, is intended for playing and cooling off. It has no cover, alarm or dedicated safety barrier: children must remain under the constant supervision of an adult.
Cleaning
Use the pool net, the battery-powered vacuum or the vacuum connected to the garden hose. The latter cleans the bottom while adding water to the pool.
Water
If the water begins to look cloudy, you may add one chlorine tablet to the skimmer. Chlorine is stored in the black box behind the pool.
Please sort carefully
Waste sorting
Waste-sorting rules are particularly strict in Italy. Incorrect sorting may result in a fine from the local authorities; if this arises from failure to follow the instructions during your stay, we would have to pass the cost on to you. Please follow the guidance below carefully.
Empty the small kitchen and bathroom bins into the corresponding containers. Packaging must be emptied and items must not be placed inside one another.
No: food waste or hard-plastic objects.
No: dirty, wet or plastic-coated paper.
Large bin in the rear courtyard.
Glass: take it to the public container approximately 200 m away; never leave glass in the garage.

Pets are welcome at Villa Nedda. We simply ask their owners to make sure they respect the house and do not cause any damage. In particular, we recommend that pets are not allowed on beds or sofas, and we kindly ask you to keep the areas they use clean.
We are happy to provide games and toys for younger guests in the children’s bedroom. Their use remains under the supervision and responsibility of parents. Please make sure that each toy is suitable for your child’s age, particularly toys containing small parts that may present a risk to younger children. We also kindly ask you to take care of the toys and put them back in place after use.
For carrying dishes and small items only. Never use it for people or animals, and always operate it under adult supervision.
